(1)   Financials. We will be honest and forthright with your decision on your asking price. You should not over price your home in a market that can not support it. You do not want over price when you are in credit or financial distress it may be too difficult or impossible for you to secure a mortgage for your next home. Make sure your lender is up front with you on credit scores and whether or not you are able to meet this new.

(2)   Economics. Today we must be diligent when making a decision to buy and or sell. Economics play a very significant roll in this developing stage for sellers more so than buyers. Example. The economic spin played in the purchase and sale is derived from everything outside the standard decision to sell and buy such as. 

  • Fuel prices.

  • Wall Street. ( however not always applicable)

  • Neighborhood. (is there an unknown futuristic event planed for development) ask your agent to look into surrounding properties that bare lots of acreage, there may be a development planed for the future and son on. Another caution, look for too many for sale signs in and around that neighborhood.

  • Developing countries. (what’s their roll in our upcoming economy)

  • Off shore jobs. (how many passed through this year)

  • Taxes. When was the last evaluation? What is 5 year and 10 year evaluation mean? Why did the mill drop so low? What’s the assessed value (more important than Mill) you can ask for the towns economic structure and future development plans, that says a lot about what you should be looking for.

  • Liability. More and More towns are turning open space over to neighborhoods leaving you with the expense of liability insurance. You hired an agent for a reason; this is the time to inquire their knowledge.

(3)   Personal needs. Personal needs encompass sections One and Two but to include your daily purchase every thing from food consumption to hygiene needs to everyday items we neglect. Agents are their to help remind you of these items as well

(4)   Location. Again encompasses both One and Two, however, should include your agents ability to research the area of your choice, you’d be surprised how many depressed neighborhoods sell very low and suddenly go through a redevelopment stage only to increase the value of your home dramatically similar to buy and flip. Don’t pass it up.

Take a good look around the neighborhood; take a drive on a Saturday or Sunday you know what you’re looking for. Tip Neighbors cutting lawns, parents walking children in strollers, few cars on the road, couple sitting on the front porch. All this in a distressed looking neighborhood, may indicate a poverty stricken area however wonderful neighbors with very little crime and people making the best of what they have. While location is corner stone in Real estate it can be improved.
